Why each property on its own
Rent from a good unit pays for a bad one without anyone noticing, until a roof or a vacancy makes the total go red. Kept per property, the same figures show which rental carries the others, and by how much.
It is also how the paperwork is laid out. Rental income and costs are commonly reported on Schedule E, which has a column for each property. IRS, About Schedule E. Which lines a cost belongs on is a question for whoever prepares your return.

Filling it in
- Mortgage interest, not the whole payment. The principal part pays the loan down; escrow for tax and insurance belongs in those columns.
- One bill for several properties, like an umbrella policy, goes across their rows in parts, so it is counted once.
- Depreciation isn’t in it, and neither is anything about what is deductible. Those depend on facts a spreadsheet doesn’t have.
- Renting short-term through a platform? Its 1099-K shows more than reached your bank; here is why.
The same view, from your accounts
Money Actually reads your bank and card accounts read-only through Plaid and puts rent and bills against each property, so the month is the real one.
- Each property gets its own page: rent, costs and profit, ranked with everything else you track.
- Tag a rent deposit or a bill to a property once, and a rule can do it from then on.
- Set a business-use percentage for a rental that is partly your own home.
- A year report that groups each property under Schedule E, as you set it, with costs by category, and a CSV for whoever does your taxes.
- Up to 5 banks, with every account at each one. Unlimited manual accounts, cars and properties.
